REAL ESTATE PROJECTS AND INDUSTRIALIZATION IN SUSTAINABLE URBAN SPACES, BASED ON AGILE TECHNOLOGIES

Abstract
Urbanization requires expanding real estate supply without intensifying resource consumption, emissions, or social fragmentation. This article examines the convergence of construction industrialization, urban sustainability, and agile technologies through a theoretical review grounded in twenty scientific and institutional sources published between 2020 and 2025. Evidence indicates that modular construction, prefabrication, and off-site manufacturing can shorten delivery cycles, stabilize quality, and reduce waste, noise, and local disruption; nevertheless, these benefits depend on design for disassembly, material traceability, logistics, and whole-life assessment. In parallel, agile management, Lean practices, building information modeling, digital twins, artificial intelligence, and the Internet of Things improve information coordination, risk anticipation, and decision adjustment through early feedback. These capabilities should not be implemented as isolated solutions, but as a socio-technical architecture linking urban planning, design, production, assembly, operation, and end-of-life processes. The proposed approach prioritizes verifiable urban value, controlled iterations, interoperability, data governance, and environmental and social indicators. It also recognizes that physical construction cannot be changed as freely as software; consequently, agility must be concentrated in decision, design, procurement, and control cycles before irreversible commitments occur. The article concludes that a combination of industrialization and agility can improve real estate productivity while supporting low-carbon, resilient, and inclusive cities.
